A: Yes. PDI Real Estate can handle everything. Please note, if you wish to sell your property while it is occupied by a tenant it is much easier to sell through us due to scheduling showings, relationship with the tenants, familiarity with the house, etc.
A: Our first meeting usually consists of visiting your property and presenting a rental market analysis. We find it extremely important to initially talk with each owner to get an idea of their wants and needs for their investment property. We take that into consideration as well as the current rental market in order to find the best rental rate for your property.
A: Allowing a pet policy for your property is completely up to the owner. By allowing pets, you do open your property to a larger variety of tenants, and may help rent your property quicker. We do ask that for each pet the tenants pay an additional pet deposit to be determined.
A: PDI Real Estate. Serves all cities in Puerto Vallarta and Bahía de Banderas and its surrounding area.
A: We have a 24-hour emergency system that allows us to make sure any emergency repairs are taken care of as soon as possible. Our vendors also have a weekend/after hour service available.
A: PDI Real Estate. takes the tenant screening process very seriously. We focus on rental history, previous landlord verifications, credit history and background checks, as well as contact current landlords and employers to verify employment.
A: Owners will have 24/7 access to all statements via the owner portal provided. You can review past statements at any time and view the current monthly statement by the 10th-15th of each month.
A: Rent is due by the 1st of the month and payments will be posted to the owners account no later than the 15th of the month.
A: Tenants can transfer the utilities into their name during their tenancy depends on the term. Typically, this includes Water, CFE, and Phone, unless stated otherwise by your property manager. Some utilities are best kept in the owner’s name so the tenants will pay this fee in addition to the rent to management each month. Gardening and pool service is usually paid for by the owner. All to be negotiated per owner.

Our home watch service is designed to put your mind at ease while you are away from your home. The interior and exterior of your home is regularly inspected by us. We use an in-depth checklist to look for any potential problems or irregularities. If a situation does arise, you will be notified so that the problem can be dealt with quickly and in a cost-effective manner.
So many things can happen to an unoccupied home, especially if left for long periods of time. Daily summer storms here in Mexico cause high winds, rain, and power outages. This results in water leaks, mold, electrical problems, breakdowns in air conditioning units, pool pump problems, etc. The simple step of hiring PDI Home Watch Service protects your home by detecting minor issues before they become major and expensive disasters. Your Home Watch Professionals are trained and know what to look for versus your maid or well-minded relative.
Luckily, we are owned by a Real Estate developer with 35+ years of experience! Therefore, in most cases, we can take care of any urgent situation in the fastest, safest, and most cost-effective way. Regardless, you will be contacted immediately! If you have a preferred vendor that you would rather use to take care of any situations, such as an electrician or A/C repair person, we can coordinate with that person on your behalf.
PDI Home Watch is owned and operated by Troy Powell and his team of professionals. Combined, we have a construction and real estate background, and we usually perform all service checks in pairs with video. This benefits you because you have two sets of eyes checking your house on a consistent basis. We know your home and know when something is out of order. We are the ONLY 2 person team to enter your home unless you specifically request that another vendor be allowed to enter the premises.
PDI Home Watch will keep all info online in your private folder in Box.com for both to have access to pictures, videos and billing.
